The Royal Customs building dating from 1763 was used not only for this purpose, but was also a Salt Office and had flats for company management. Even in 1805 Salt Office executives lived here. After the pulp mill had been established in 1905, the building was adapted so that one of the factory founders could live there, a chemical engineer Tomáš Nečas. Nečas had a French park built around the building, which gradually diminished as the factory developed. At that time, the "mansion" as locals called it, held lavish receptions and parties, where culinary delights and good wine were served.
After 1945 the building contained apartments for the factory leaders, and later for the workers and then it finally became the factory nursery school and kindergarten. In the early 1980s the mansion was turned into a cultural and social business centre and training centre. In 2006 to 2007, it was again reconstructed by architects Ivan Jarina and Martin Kubovský, converting it into a restaurant and guesthouse. The mansion was renamed Villa Nečas in honour of Tomáš Nečas. Inside the period architecture has been retained alongside more modern features. On the building’s facade there is a Hungarian coat of arms from 1763. It is the only coat of arms dating from the Austro-Hungarian monarchy to have been preserved in the town.

The chapel was built in 1775 in the former building of the Royal Customs House and was dedicated to St. Ján Nepomucký. Nitra’s bishop-in-residence, Ján Gustíni-Zubrohlavský, gave permission for worship and mass to be performed here. In the second half of the 19th century the chapel lost its significance and was closed in 1858. After the pulp mill was established in Žilina in 1905, the chapel became its property. Founder and general director of the pulp mill Tomáš Nečas died while on business in Vienna on 26 November 1935. His remains are interred in the chapel.
In 1949 to 1951 the Franciscans reinstated services and then after that the chapel was closed. After November 1989, the factory donated it to the Church. Following reconstruction in 1991, it was consecrated as the Chapel of the Virgin Mary by auxiliary bishop of Nitra Francis Rábe. Today the chapel is the property of the Roman Catholic Church in the Žilina-Vlčince parish. The former customs house and chapel became listed buildings nos 1399/1 and 1399/2.
